There is a new law passed recently call TM30 where property owners must register & inform Immigration within 24 hrs of foreigners staying in their property. Failure to do so is an offence punishable with jail.
No property owner want to risk running foul of the new law for the few measly baht they earn from you as it is troublesome to do the paperwork for short stay guests.
Many airbnb & homestay bnb have taken down their ads.
